If you are new to Finn's Cove II or are just eager to learn more, here are some items of interest:

  • Finns Cove II was incorporated October 12, 1992.
  • Our community consists of 143 homes built by Lennar of which there are five styles ranging from 4 bed/3 bath to 3 bedroom/2 bath.
  • Finn's Cove II is a deeded community meaning Association membership is mandatory.
  • Belonging to a community association requires that you pay annual assessment dues to maintain the community common ground and that you abide by the Covenants and Restrictions stated in the governing documents (Articles of Incorporation Declaration  & Bylaws).
  • Finn’s Cove II homeowner assessments are paid annually and are due by January 15.  The 2016 annual dues are $150.  As a testament to the cautious spending by the resident Board of Directors, the annual dues have not been raised in seven years.
  • The Association is managed by a five member volunteer Board of Directors (President, Vice-president, Treasury, Secretary and Maintenance Officer).  Each directorship is a three year term.  The terms are staggered with approximately two member positions up for re-election each year.
  • The community maintains one retention pond and the common ground you see as you enter Finn’s Cove II.  In 2016, supported by input from our residents, a landscape redesign will take place to refresh and update the original entrance.
  • Our community has some restrictions meant to preserve the integrity and look of the neighbourhood and, therefore, the value. Before you can make any change to the exterior of your home (i.e., erect a fence, install a pool, add a screen, paint your house, replace or remover a tree, etc.) you must submit an Architectural Review Board (ARB) form that details the change you would like to make.  The forms may be obtained from the Master Association’s office located by the pool.  After filling out the ARB, please return it to the Master Association for processing.  The Association has 30 days to return the form (approved or not-approved) to you.  Do not start the project until you receive the approved copy.
  • Bi-monthly Board meetings are held at the Winn Dixie conference room located near the Bakery.  All homeowners are welcome and we encourage your attendance and participation.  The schedule is listed on the “Events” page of this website.
  • This is our community and it is our responsibility.  You are vital to making it the best it can be.  There are always volunteer opportunities available.
  • Please note that you belong to two (2) mandatory associations. 


    In addition to Finn’s Cove II, you also belong to the Master Association, is Waterford Lakes Community Association.  

    ·        Their quarterly dues are $163 ($652 annually.) 

    ·        Their office is located at the pool and their business hours are 8am to 5pm, Monday through Friday. You may visit their office or call them at 407-380-3803. 


    ·        If you have not already done so, you will want go to the office to obtain a recreational picture pass that is required to use the recreational facilities (pool, playground, tennis courts, baseball and soccer fields).
