There are two separate Boards and associations that govern the Waterford Lakes communities. The Waterford Lakes Community Association Master) has the responsibility for maintaining grass, sprinkler systems, the recreation facility (pool, softball fields, tennis courts, etc.), trees and other shrubs found throughout the community that are not included in the subdivisions. Your annual fee to the Master Association pays for these services. Your Finns Cove II Sub-Association fee goes for the management of this subdivision (Currently $150 paid annually by January 30th each year)
The Finns Cove II governing documents specifically prohibit the parking of commercial vehicles, boats, trailers, and campers over night within the neighborhood (unless it is parked out-of-view in the garage). Any vehicle that has a company name on it is considered a commercial vehicle.
An ARB is a form used by residents to request a change to the exterior of a home. This change can be a change of color to your house or doors, addition or deletion of trees, installation of a swing set, installation of a pool, putting up a screen enclosure or any other modification made to the exterior of your home that will change the appearance from its original look. An ARB form can be obtained by clicking on the document section of this website or by going to the Master Assoc. Office to the right of the pool entrance. The form is returned to the Master Assoc. where it is then logged in, reviewed by the Finns Cove II Board and then by the Master assoc. ARB Committee for final approval. The approval/disapproval will be mailed back to you. You can find these in the Document Page
Your house can all be painted one of the pre-approved color schemes defined in the Master Assoc. paint book. You can find these in the Document Page
